SMS Terms & Opt-In Disclosure

1. Who Sends These Messages

LeaseUp Bulldog LLC ("LeaseUp Bulldog," "we") operates an AI-powered SMS lead-qualification platform used by multifamily property management companies ("Operators"). When you submit an inquiry about a rental property using one of the channels described below, an Operator uses our platform to send you SMS messages about your inquiry. The Operator's name and property appear in the first message you receive so you always know who is contacting you.

2. How You Opt In

You opt in by voluntarily submitting your phone number through one of these channels:

  • Zillow Rental Manager — submitting a contact request on a Zillow, Trulia, or HotPads listing managed by an Operator.
  • Apartments.com / CoStar — submitting a contact request on an Apartments.com, Rent.com, ApartmentFinder, or other CoStar-network listing managed by an Operator.
  • Facebook Lead Ads — submitting a Lead Form on a Facebook ad run by an Operator.
  • Google Lead Form Extensions — submitting a Lead Form on a Google ad run by an Operator.
  • The Operator's own website — submitting a contact form on the property management company's website.
  • Replying to an existing SMS thread — initiating a conversation by texting one of our property phone numbers directly (only if you have a prior relationship with the Operator).

Each submission form displays a TCPA disclosure substantially equivalent to the language in Section 3 before you submit.

3. The Disclosure You See When You Submit

When you submit a contact form on any of the channels above, the form displays disclosure language equivalent to:

By submitting this form, you consent to receive SMS messages from the property regarding your rental inquiry. Message frequency varies based on the conversation. Msg & data rates may apply. Reply STOP to opt out at any time, or HELP for help. Your information is not sold or shared with third parties for marketing purposes.

Submitting the form constitutes your consent to receive SMS from us on behalf of the Operator regarding your inquiry. You may revoke this consent at any time by texting STOP to any message we send.

4. What Messages You'll Receive

You can expect messages such as:

  • A welcome message acknowledging your inquiry, usually within 60 seconds of submission
  • Questions to qualify your interest: move-in date, bedroom preference, budget, pets, etc.
  • Information about available units, pricing, amenities, and current specials
  • Tour scheduling and reminders
  • Application and lease-signing follow-ups (only if you progress through the rental process)

All messages are conversational and directly related to your inquiry. We do not send marketing blasts, broadcast messages, or unrelated promotions. Once you complete or decline a rental inquiry, messaging stops.

5. Message Frequency & Cost

Frequency varies based on how the conversation progresses. Typical patterns:

  • If you reply to the welcome message: an active two-way conversation, typically 3–10 messages over a few days.
  • If you don't reply: a limited follow-up sequence of up to 7 messages over ~10 days, then we stop messaging unless you reach out again.
  • Once you decline or move forward (sign lease, lost interest), messaging stops.

Message & data rates may apply per your mobile carrier's plan. LeaseUp Bulldog does not charge consumers; only standard carrier rates apply.

6. Opt-Out (STOP)

You can opt out at any time, with no penalty, by replying with any of these keywords:

STOP · UNSUBSCRIBE · CANCEL · END · QUIT · STOPALL

After you opt out:

  • We immediately send a one-time confirmation message acknowledging the opt-out (legally required).
  • We block all future outbound messages from any property on the platform.
  • Your opt-out is recorded permanently and persists even if you submit a new inquiry.

To re-subscribe, reply START or UNSTOP to any of our property numbers.

7. Help (HELP)

For help, reply HELP to any message. You'll receive a response with our contact information and a link back to this page. You can also email support@leaseupbulldog.com at any time.

8. Audit Trail & Consent Records

For every opt-in we receive, LeaseUp Bulldog records:

  • The source platform (Zillow, Apartments.com, Facebook, Google, Operator's website)
  • The original submission timestamp (UTC)
  • The IP address of the submission
  • The user-agent of the browser used
  • The contact details submitted

These records are retained for a minimum of 4 years to comply with TCPA recordkeeping requirements. They are accessible per-lead in the Operator's dashboard for audit and legal-defense purposes.

9. Data Sharing

We do not sell your phone number, name, email, or SMS content to third parties for marketing purposes. We share data only:

  • With the Operator (property management company) you inquired with — they are the data controller and are responsible for your inquiry.
  • With service providers strictly required to deliver the service: Twilio (SMS delivery), Anthropic (AI text generation), Supabase (database hosting), Stripe (Operator billing).
  • When legally compelled by valid subpoena or court order.

SMS opt-in data is never shared with third-party advertisers or marketing partners under any circumstance.

10. Data Deletion

To request deletion of your data, see our Data Deletion page. We delete within 30 days of a verified request, except for the TCPA consent audit trail described in Section 8, which we retain for compliance purposes.

11. Carrier Support

This service is supported on all major US carriers (AT&T, Verizon, T-Mobile, US Cellular, and their MVNOs). Mobile carriers are not liable for delayed or undelivered messages.
