Our Commitment
LeaseUp Bulldog LLC is committed to the letter and spirit of the U.S. Fair Housing Act and equivalent state and local fair housing laws. We support equal opportunity in housing for all and prohibit discrimination on the basis of race, color, religion, national origin, sex, familial status, disability, or any other protected class under federal, state, or local law.
How Our AI Is Engineered for Fair Housing Compliance
LeaseUp Bulldog operates AI that sends SMS messages to prospective renters on behalf of property management companies. We design and continuously test our AI to avoid Fair Housing violations:
- Refusal of protected-class questions. Our AI is instructed to never ask about, hint at, or discuss a prospect's race, color, religion, national origin, sex, sexual orientation, gender identity, familial status, disability, age, source of income, or any other protected characteristic. If a prospect volunteers protected-class information, the AI ignores it and steers the conversation back to legitimate qualification factors (move-in date, budget, bedroom count, pets).
- No steering. The AI does not direct prospects toward or away from any property or neighborhood based on demographic assumptions. Every prospect is treated identically based on objective qualification criteria.
- No discriminatory advertising language. Our AI cannot generate marketing copy that includes discriminatory preferences, limitations, or qualifications (e.g., "perfect for young professionals," "adults-only community," etc.).
- Accessibility-aware. When a prospect indicates a disability or requests an accommodation, the AI documents the request and escalates to a human leasing agent for fulfillment per Fair Housing reasonable-accommodation requirements.
- Full audit log. Every AI-generated message and every prospect message is permanently logged. Operators and their compliance counsel can review the complete conversation history for any lead at any time.
Operator Responsibility
Property management companies ("Operators") using LeaseUp Bulldog remain solely responsible for Fair Housing compliance with respect to their properties and prospects. LeaseUp Bulldog provides tools and AI guardrails to reduce risk, but Operators are responsible for:
- Setting non-discriminatory rental criteria and qualification standards.
- Responding to reasonable accommodation and modification requests.
- Reviewing AI conversations and ensuring agent responses comply with applicable law.
- Maintaining their own Fair Housing training and compliance programs.
LeaseUp Bulldog is not the rental property owner, manager, or agent and does not make rental decisions.
Reporting a Concern
If you believe you have experienced housing discrimination through a property using LeaseUp Bulldog, you have several avenues:
- Contact the property directly — they are the rental decision-maker.
- File a complaint with HUD — U.S. Department of Housing and Urban Development at www.hud.gov/fair_housing or 1-800-669-9777.
- Contact your state or local fair housing agency — many states and cities have their own enforcement bodies in addition to HUD.
- Notify LeaseUp Bulldog at support@leaseupbulldog.com — we will preserve all conversation logs related to your complaint and cooperate with any investigation by an authorized agency.
