Short version: LeaseUp Bulldog only sends SMS to phone numbers that prospects voluntarily submitted through one of the lead sources below. Every form collects the phone number with a clear disclosure that text messages will follow. Operators using LeaseUp Bulldog do not initiate cold or unsolicited SMS. Prospects can reply STOP at any time to end messaging immediately and permanently.

Every text LeaseUp Bulldog sends originates from one of these four lead sources. Each platform's live opt-in form is linked below for direct verification by reviewers — no login required.

1 The property's own website
PRIMARY OPT-IN SURFACE

Prospects browsing a property's public website submit a contact or tour-request form on a specific unit's detail page. The form typically requests name, email, phone number, and a message. Submitting the form is the affirmative action that constitutes opt-in to receive SMS communications about that property.

By submitting this form and providing your phone number, you consent to receive recurring automated SMS messages from the property's leasing team about your inquiry, including tour confirmations, application updates, and availability notices. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time. Reply HELP for help.
How phone is collected
Required field within the unit-level contact form. The form does not submit until the phone number is provided.
Consent mechanic
Form submission constitutes affirmative consent. Disclosure is shown adjacent to the submit button before submission.
Reviewer verification
Any operator using LeaseUp Bulldog can provide the public URL of one of their property's contact forms on request, for a reviewer to inspect without login.
2 Zillow Rentals
SYNDICATED LISTING · ZILLOW-OWNED OPT-IN

Operator properties listed on Zillow Rentals capture prospect inquiries through Zillow's own contact form. Zillow's standard contact form requests name, email, phone number, and an optional message. When a prospect submits, Zillow forwards the inquiry to the property operator, who then uses LeaseUp Bulldog to reply via SMS.

Zillow displays its own consent disclosure at the point of submission, which explicitly informs the prospect their information will be shared with the property and may be used to contact them.

How phone is collected
Zillow's "Request a tour" / "Contact" form on the listing page collects the phone number directly.
Consent mechanic
Governed by Zillow's standard terms. Form submission affirms the prospect wants to be contacted by the property.
Reviewer verification
Any Zillow Rentals listing page is publicly viewable. The contact form is exposed without login. Operators can supply the URL of one of their live Zillow listings on request.
3 Apartments.com

Operator properties listed on Apartments.com capture prospect inquiries through Apartments.com's contact form embedded on each listing. The form requires name, email, phone number, and a message. Apartments.com forwards inquiries to the property, which then responds via SMS through LeaseUp Bulldog.

Apartments.com displays its standard consent disclosure on the form, explicitly notifying the prospect that the information will be shared with the property and may be used to contact them.

Apartments.com's "Send Message" / contact form on each listing collects the phone number directly.

4 Facebook (Meta) Lead Ads
PAID ACQUISITION · META-OWNED OPT-IN

Operators may run Meta Lead Ads campaigns targeting renters in the property's market. When a user taps the ad and submits the in-app lead form, Meta forwards the lead's name, email, and phone number to the operator's LeaseUp Bulldog account. Meta presents its own consent language alongside each lead form before submission.

The operator's lead form additionally includes a custom disclosure (shown below) confirming that submitting the form results in SMS contact from the property.

Every outbound SMS from LeaseUp Bulldog is directly tied to the prospect's original inquiry. Messages are conversational and respond to the lead's stated interest. Below are representative samples a reviewer can expect to see in transcripts.

How prospects opt out (immediately, permanently).

LeaseUp Bulldog honors every standard opt-out keyword on first match. The keyword check runs before any AI response, before any human reply, and before any queued follow-up — no message ever goes out to a number after an opt-out.

  • Recognized STOP keywords: STOP, UNSUBSCRIBE, CANCEL, END, QUIT
  • STOP confirmation is sent once: "You have been unsubscribed and will no longer receive messages from us. Reply START to re-subscribe."
  • Re-subscription requires the prospect to explicitly reply START — operators cannot manually re-enroll a number that has opted out.
  • Recognized HELP keyword: HELP — returns the property's contact info plus the brand support email.
