The best AI leasing assistant for small portfolios.
If you run 50 to 500 doors, most of the category wasn't built for you. Funnel requires 2,000 units. EliseAI's reported floor is $25,000 a year. Knock and BetterBot quote only. Three products do target smaller operators: Haven, LetHub and LeaseUp Bulldog. Here is how to choose.
Four questions before any demo.
- Is there a minimum? Funnel states 2,000 conventional units on its contact page. EliseAI's reported annual minimum is about $25,000. Knock and BetterBot publish none.
- Is the price published? LeaseUp Bulldog and LetHub publish prices. Funnel did until June 2026 ($2.05 and $3.70 per unit) and removed them in September. Everyone else is quote-only.
- Can I try it before a contract? Bulldog has a 30-day free trial with self-serve checkout; Zuma offers a free 30-day pilot. LetHub has no trial and a 12-month contract. The rest are demo-first.
- How long until it's answering leads? Bulldog: next business day. BetterBot: a stated build of three days plus QA and training. EliseAI: 3–4 weeks by the vendor's account, longer by others. Funnel: a full CRM rollout.

LeaseUp Bulldog if leads arrive by listing and text and you want month-to-month with a free trial. Haven if most of your leads call. LetHub if you need self-showings and price per door matters more than contract terms.
500–2,500 doors, mixed PMS
BetterBot for a CRM-agnostic AI layer with voice and resident agents, if you can accept quote-only pricing. Bulldog if you're on AppFolio and leasing response is the main gap.
2,000+ doors, Yardi/RealPage/Entrata

The honest summary
Below about 500 doors, the enterprise platforms either exclude you or price you as if you were ten times larger, so the real choice is between Bulldog, Haven and LetHub. Above 2,000 doors, Bulldog is usually too narrow. In between, decide by PMS and by whether voice matters to you.

What does an AI leasing assistant cost for 200 doors?
LeaseUp Bulldog: $449 a month ($199 plus 100 doors at $2.50), month to month. LetHub: about $200 a month on a 12-month contract plus onboarding from $199. Haven: not published. BetterBot: reported $1.50–3 per unit, unconfirmed, so $300–600 if accurate. EliseAI: if the reported $25,000 annual minimum applies, about $2,083 a month. Funnel: not available under 2,000 units.
Do I need a CRM to use an AI leasing assistant?
Not with Bulldog or BetterBot, which work on top of your PMS. Funnel and Knock are CRMs; the AI comes with the CRM.
Is SMS-only a problem?
For lead response it is usually the right channel: renters text back. It is a limitation if a large share of your inquiries are phone calls, in which case look at BetterBot's or EliseAI's voice agents.
