An AI that texts renters on your behalf has to be more careful than a new hire, not less. Here is exactly how Bulldog is constrained.
What the AI will not do.
- Never steers. It does not suggest a renter would be "more comfortable" in one community, floor or unit type over another. It presents availability that matches the renter's stated requirements.
- Never comments on protected classes. Race, color, religion, national origin, sex, familial status, disability, and any state or local protected class are off limits, including in response to a renter raising them.
- Never invents. Pricing, availability, amenities, pet policy and fees come only from what you have configured for the property. If the fact is not configured, the AI says it will check and escalates.
- Never decides eligibility. Qualification questions capture move-in date, budget, unit type and pets. Screening decisions stay with your team and your screening process.
- Never improvises on accommodations. A reasonable-accommodation or assistance-animal request is routed to a person immediately.
Constraints in the system, not in a prompt.
Approved facts only
Each property has a configuration of allowed claims. The AI composes replies from that configuration and the renter's stated needs, nothing else.
Escalation by default
Questions outside the configuration, and anything that touches a protected class, are handed to a human with the full thread attached.
Complete audit log
Every message in and out is stored with timestamps and the property it belongs to, searchable from the dashboard and exportable for your records.
Consistency is the point.
A human leasing team answers hundreds of similar questions with small, unintentional variations. An AI constrained to approved facts gives every renter the same accurate answer about the same unit, at 2pm or 2am. That consistency is one of the strongest compliance arguments for using an assistant at all, provided the constraints are real and the log exists. Both are built into Bulldog, not bolted on.
