Bulldog for RealPage.
An AI leasing assistant that texts every new lead from your listing sites, qualifies the renter and books the tour, working alongside RealPage.
Works with RealPage today.
Bulldog works RealPage properties today without a RealPage API connection. Zillow, Apartments.com and your website forms send each new lead straight to Bulldog as well as to RealPage, so every inquiry is texted, qualified and booked. Conversations, tours and outcomes live in the Bulldog dashboard and can be exported.
Writing outcomes back into OneSite automatically needs RealPage's partner exchange, a setup enabled by RealPage, not a self-serve key. It isn't live for any customer yet; we scope it with your RealPage rep on request. AppFolio is the integration running on live customer accounts today, and the response-time figures on this site come from those accounts.
Three steps to go live.
Connect your lead sources
We point Zillow, Apartments.com and your website forms at Bulldog, alongside RealPage. Nothing in RealPage changes. RealPage doesn't offer a self-serve API key. Its API runs through RealPage's partner exchange, a setup enabled by RealPage. If you want automatic sync, we coordinate access with your RealPage rep.
Pick your properties
On the 15-minute setup call we choose which RealPage properties Bulldog covers and load your pricing, availability and tour times. Your team's logins and workflow don't change.
Leads worked, outcomes synced
New leads get a text, renters are qualified on move-in date, budget, unit type and pets, and tours are booked. Every outcome is in the Bulldog dashboard; once RealPage's interface is enabled it is written to OneSite too.
The same rules on every system.
- Quiet hours. Leads that arrive between 9pm and 8am get their first text at 8am local, because unsolicited texts overnight break quiet-hours rules. Renter replies are answered at any hour.
- Respects property pause. Pause a property in Bulldog and every automated text for it stops, including scheduled follow-ups.
- Fair Housing rules in every reply. The AI only says what you've approved for that property. It never steers, never comments on protected classes, and escalates when unsure. How the guardrails work.
- One tap to take over. Every thread is in the Bulldog dashboard with the full history. Reply yourself and the AI steps back.
Operators on RealPage OneSite, without a second CRM.
Bulldog is a leasing assistant, not a CRM. RealPage stays your system of record; Bulldog answers and works the leads in front of it.
Pricing is the same on every PMS: $199 a month for the first 100 doors and $2.50 per door after that, month to month, with no setup fee. Any fee RealPage charges for its interface is billed by RealPage. Full pricing.
Connector details checked 2026-10-24. Ask us before you buy if your RealPage setup is unusual.
